This week's featured home is in Suwanee: 5296 Cheval Ct. The listing agent is again my Virtual Properties Realty colleague Judy Chin, who also listed 360 Dewpoint Ln in Johns Creek.
Why it's worth a look: built in 2021, 7 bedrooms, 5 baths, nearly 6,000 sq ft, a second full kitchen in the basement, North Gwinnett schools, and a list price of $944,000, about $159 per square foot.
A cul-de-sac lot, three finished levels
The home is in Sophia Downs in Suwanee, at the end of a cul-de-sac with no through traffic. Built in 2021, brick front, covered front porch.

Main level: coffered great room and a big white kitchen
The two-story foyer has a formal dining room with wainscoting and a coffered ceiling on one side, and a bright study with French doors and bay windows on the other.

The great room has a coffered ceiling and a brick fireplace, and is fully open to the kitchen.

The kitchen has white cabinetry, a large quartzite island, a gas cooktop and double ovens, with a walk-in pantry next to it and a breakfast area that opens to the covered deck. The main level also has a bedroom and a full bath.

Upstairs: primary suite and loft
A loft overlooks the foyer. The primary suite has a tray ceiling and a sitting area, a walk-in closet with a center island, and a bath with a soaking tub, glass shower and double vanity.

Basement: a second kitchen and its own entry
The standout is the basement: finished, with daylight, a recreation room with a coffered ceiling, a full kitchen with an island, a bedroom or flex rooms, a full bath with a tiled shower and laundry, plus interior and exterior entries.

Parents staying long term, visiting family, or grown kids who want their own space can each have a floor and a kitchen. Last week a couple I toured new homes with said it the moment we walked in: "My parents are moving here next spring. We need a suite on the main floor." This home has room on the main level and downstairs.
Outside: covered deck with a swing, fenced yard

How the price looks
- One cut so far: listed Sept. 14 at $975,000 and reduced Oct. 14 to $944,000, about $31,000 less; the listing says it's priced below appraisal (price history on Homes.com).
- Price per foot: $944,000 ÷ 5,932 sq ft is about $159/sq ft. In the same community, 5265 Sophia Downs (4 bedrooms, 3,009 sq ft, also 2021) sold for $696,000 in October 2023, about $231/sq ft. This home is nearly twice the size for $248,000 more.
- The market: per Georgia MLS, September pending sales in Atlanta's 12 core counties were down 24.8% from a year ago, so buyers have more room to negotiate than last year.
Three things to work out at this price
- The loan: the 2026 conforming loan limit in metro Atlanta is $832,750 (FHFA); above that it's a jumbo loan. This price sits near that line, so your down payment decides which one you use. I'll quote both for your situation. Atlanta mortgages
- Property tax: county records show about $13,312 for 2025 (the MLS shows $986; the two don't match, so go by the Gwinnett tax commissioner's record). After closing it's based on the new assessment; file for homestead if you live there. Try the property tax calculator.
- Schools: assigned to Riverside Elementary, North Gwinnett Middle and North Gwinnett High. Confirm by address with Gwinnett County Public Schools before signing, or check my school zone map.
