This week's featured home is 360 Dewpoint Ln in Johns Creek. The listing agent, Judy Chin, is my colleague at Virtual Properties Realty, and we are marketing it together.
Why it is worth a look: in Johns Creek, a four-sides brick home on more than an acre, with no HOA and assigned to Johns Creek High, does not come up often.
A private 1.33 acres at the end of a long drive
The home is in the Enclave at Farmbrook, a group of only six custom homes with no HOA dues and no HOA rules. It was built in 2011, with brick on all four sides.

How big is 1.33 acres? The Windgate home I wrote about in October sits on a quarter acre; this lot is more than five times that.

Main level: office, dining room and a two-story great room
The two-story foyer has a home office on one side and a formal dining room with a coffered ceiling on the other.

The great room rises two stories, with a fireplace and a full wall of windows, and opens to the kitchen and breakfast area.

The kitchen has rich cabinetry, a large center island and stainless-steel appliances, and the breakfast area opens to the deck. Hand-scraped hardwood runs through the main level, which also has a bedroom.

Upstairs: the primary suite and three more bedrooms
The primary suite has a tray ceiling, a walk-in closet and a bath with a soaking tub and separate shower. Three more bedrooms share a Jack-and-Jill bath or have their own bath, and the laundry room is upstairs.

Terrace level: finished, with double doors to the yard
The terrace level is bright, with an open recreation area, a bedroom or office with a full bath, an exercise or flex room, and double doors to the covered patio under the deck.

Outside: a big deck and a private yard

How the price compares
Next door, 350 Dewpoint Ln is a useful benchmark: same enclave, also built in 2011, 6 bedrooms, 6,899 sq ft on 1.14 acres. It listed at $1,700,000 and sold in July, according to the Coldwell Banker and Crye-Leike listing records.
- This home is listed at $1,498,000, about $200,000 below that list price
- It has the larger lot (1.33 versus 1.14 acres) and the smaller house (5,667 versus 6,899 sq ft)
- Per square foot it works out to about $264, versus about $246 for 350 at its list price, because the house is smaller
So the value here is a lower total price for a place in the same six-home enclave, on more land.
The market is on the buyer's side, too. According to Georgia MLS, September pending sales in the 12 core metro Atlanta counties were down 24.8% from a year earlier and active listings were up 5.3%, so buyers have more choice and more room to negotiate than last year.
Three things to work out at this price
- The loan: the 2026 conforming limit across metro Atlanta is $832,750, and a larger loan is a jumbo loan. I can price both ways for your down payment. Atlanta home loans
- Property tax: the seller's 2025 tax was $16,096. After a sale the county taxes the home on its new assessed value, so a new owner's bill can differ; if you live in it, file for the homestead exemption. Atlanta property taxes 2026
- Schools: assigned to State Bridge Crossing Elementary, Autrey Mill Middle and Johns Creek High; confirm by address with Fulton County Schools before you sign. How to check Atlanta school zones
