Welcome to the Zion Chen Real Estate website ("we," "us," or "our"). We respect your privacy and are committed to protecting the personal data of everyone who visits this site. This Privacy Policy explains what information we collect, how we use it, who we share it with, and the choices you have.

## 2. Information We Collect
We collect two categories of information: (1) information you provide directly, such as your name, phone number, email address or WeChat ID, and message details when you submit a consultation, home loan, property or home value report request form, a property address you enter in the home value tool, your email address if you subscribe to the monthly home value report, and your email address if you subscribe to market-update emails; and (2) information collected automatically as you browse the site, such as your IP address, browser and device type, pages viewed, and referring website, gathered through cookies and the analytics tools described below.

## 3. How We Use Your Information
We use the information you provide to respond to your request, share relevant property or home loan information, and provide the real estate and mortgage services you ask for. This may include contacting you by phone, text message, email or WeChat about your request. We use automatically collected information to understand how visitors use the site and to improve its content and performance.

## 4. Home Value Tool & Monthly Reports
When you enter an address in the home value tool, we send that address (not your name or contact details) to RentCast, our property data provider, to get an estimated value, comparable homes, a rent estimate or ZIP code market statistics. Results are stored for up to 30 days so repeat lookups are faster. To prevent abuse we count lookups per visitor per day using a one-way hash of your IP address that changes daily; we do not store your IP address itself.

If you subscribe to the monthly home value report, we store your email address, the property address and your language choice in our website database (hosted by Cloudflare). We only start sending after you confirm by clicking the link in the confirmation email. Each report includes an unsubscribe link, and you can unsubscribe at any time; Zion Chen is notified when you subscribe so he can answer questions about your report.

If you subscribe to market updates (the "Subscribe / 订阅" box on the blog), we store your email address, your language choice and the page you subscribed from. We only start sending after you confirm by clicking the link in the confirmation email; after that you get one email when new posts are published, at most one a day. Each email includes an unsubscribe link, and Zion Chen is notified when you subscribe.

## 5. Cookies & Analytics
This site uses Google Analytics (GA4), Google Tag Manager, and Cloudflare Web Analytics to measure site traffic and performance. We do not use them for advertising or ad personalization, and advertising-related signals (ad_storage, ad_personalization, ad_user_data) are set to denied by default. ## 6. Service Providers & Data Sharing
We do not sell your personal information, and we do not share it with third parties for their own marketing or advertising purposes. To operate this website and deliver the services you request, we share limited information with these service providers, each of which processes data on our behalf under its own privacy policy: Cloudflare (website hosting, the website database and aggregate analytics), Resend (delivery of form submissions to our email inbox and of report and market-update emails to subscribers), RentCast (property data for the home value tool; it receives property addresses only), Google (email inbox, Google Analytics and Google Tag Manager). If you ask about a home loan, your information may be shared with OrangePath Financial Inc. (NMLS #2070941), the mortgage company that sponsors Zion Chen's loan originator license, so that your request can be handled. We may also disclose information if required to do so by law or to protect our legal rights.

## 7. Data Retention
Form submissions are delivered to our business email inbox. We keep them for as long as necessary to respond to you and to maintain our business records, or until you ask us to delete them. Home value results are kept for up to 30 days. Report and market-update subscriptions are kept until you unsubscribe; unconfirmed subscriptions are deleted after 14 days.

## 8. Data Security
We take appropriate technical and organizational measures to protect your data against unauthorized access, disclosure, modification, or destruction.

## 9. Your Rights & Choices
You may ask us to access, correct, or delete the personal information we hold about you at any time by contacting us using the information below. If you are a resident of a US state with a comprehensive privacy law (such as California, Colorado, Connecticut, Virginia, or Utah), you may have additional statutory rights to know, delete, or correct your personal information. Because we do not sell personal information or share it for cross-context behavioral advertising, there is no "sale" or "share" to opt out of. ## 10. Children's Privacy
This website is not directed to children under 13, and we do not knowingly collect personal information from children. If you believe a child has provided us with personal information, please contact us so we can delete it.
