This morning I called the listing agent on a Johns Creek home to set up a showing for a client. The answer: it is already under contract.
The home hit the market on Friday, October 9. By the time I called on Monday morning, October 12, it was gone. One weekend.
Part of me was surprised. The market is cooling, the 30-year mortgage rate is around 7.4%, and plenty of homes sit for a month or two. Part of me was not. The first time I saw the price next to the condition, I thought it was a steal. Good homes at the right price still go fast.
The home
It is in the Windgate community in Johns Creek: built in 1989, two stories on a level quarter-acre lot, with a two-car garage. Four bedrooms, plus a sitting room off the primary suite that could be a fifth bedroom, and two and a half baths. The whole house was remodeled, with 10-foot ceilings on the main level.
Assigned schools are Abbotts Hill Elementary, Taylor Road Middle and Chattahoochee High (confirm by address with Fulton County Schools).

You walk into a two-story foyer with a staircase of dark treads and white risers, and the office is on the left.

The main-level office has French doors and built-in bookcases, which is handy for working from home.

The formal living and dining rooms both have bay windows. The sellers use the living room as a game room with a pool table.

The kitchen is the highlight
Custom cabinets, stone counters and an island, with a bay window over the sink looking onto the backyard. The range is electric today, but the gas line is already in place, so switching to a gas cooktop is easy. Buyers who cook a lot will notice that.

The breakfast area has windows on three sides and opens to the deck, and it flows into a two-story family room with a stacked stone fireplace. Kitchen, breakfast area and family room are one open space.

Upstairs
The primary suite has a tray ceiling and new hardwood floors (new throughout the second floor), a sitting room, a walk-in closet, and a bath with a separate shower and soaking tub. There are three more bedrooms.

The backyard
Professionally landscaped, level, fenced with wood, with a large deck for summer cookouts.

Why it went in a weekend: the numbers
1. Price. I pulled this year's Windgate sales (FMLS listing records and Redfin sale data):
- Sold June 30: 3,046 sq ft, listed at $700,000, sold for $720,000 (2.9% over list), $236 per sq ft
- Sold August 13: 2,808 sq ft, listed at $635,000, sold for $613,900 (3.3% under list), $219 per sq ft
- Sold August 24: 3,282 sq ft, sold for $665,000, $203 per sq ft
- Sold September 22: 2,770 sq ft, listed at $659,900, sold for $693,000 (5.0% over list), $250 per sq ft
This home was listed at $198 per square foot, below the cheapest of those four sales.
Bigger homes usually sell for less per square foot, so the fairest comparison is the closest in size: the August 24 sale (3,282 sq ft, also with an updated kitchen and baths). At its $203 per square foot, this 3,463 sq ft home works out to about $701,700, roughly $16,700 above the list price, before counting the full remodel.
2. Speed. According to Redfin, homes in ZIP code 30005 took 33 days on average to sell in September, at a median sale price of $742,000 and 99.8% of list price. This one went under contract over one weekend.
3. Carrying costs. HOA dues are $700 a year, including the pool and tennis courts.
A cooling market, and good homes still go fast
Metro Atlanta is cooling overall. The Atlanta REALTORS® Association counted 20,720 active listings in August, about 23% more than in February, with homes taking 27 days on average to sell. Freddie Mac's average 30-year fixed rate was 7.40% on October 8.
But the slowdown hits overpriced homes and homes in average condition hardest. Buyers are still waiting for the right home at the right price, and when one shows up they move. Look at the specific community and the specific house, not just the metro headline.
One more thing: Redfin's automated estimate for this home is $647,520, below the list price. Automated estimates lean on public records, and the public record still rates this home's condition as average; it cannot see the remodel. To judge whether a price is good, compare recent sales in the same community and adjust for condition. Do not rely on a website estimate alone.
How buyers can be ready for the next one
- Refresh your pre-approval. Rates are well above where they were in early September. If your letter is from before September, re-check your budget at today's rates. Get or update a pre-approval
- See new listings within 48 hours. Listed Friday, shown and offered on over the weekend, under contract Monday: that is how the good ones move right now. Set up new-listing alerts and book a showing the same day.
- Compete on terms, not only price. The length of the due diligence period, the closing date and whether you ask for seller concessions all shape which offer a seller picks.
- Under contract is not always the end. In Georgia most contracts have a due diligence period during which the buyer can walk away. Ask your agent to submit a backup offer so you are next in line.
- Estimate taxes from your price, not the seller's bill. The seller's 2025 property tax was $3,919. After a sale the county values the home at its new market value, so a new owner's tax bill is usually noticeably higher. Use your purchase price when you work out the monthly payment.
How I can help
I was a step behind on this one, but the read was right. If you are looking in Johns Creek, Alpharetta or elsewhere in north metro Atlanta, send me the community name or a listing link and I will pull the recent sales in that community so you can see whether the price holds up.
