Builder leaseback: 3 years at 5% net
The market is slow right now, so the builder is offering buyers a three-year leaseback with a 5% net annual return. During the leaseback the builder pays the HOA dues, property tax and insurance, and you do not need to find a tenant. For investors, that means income from the start. Terms are set by the builder's written leaseback agreement and may change or end, so ask me for the current agreement before you sign.

Every home has a two-car garage, and some lots come with a basement. Each plan has three elevations, lots run from 0.35 to 0.62 acre, homes are delivered finished with all appliances, and the community has no rental restrictions. HOA dues start at $600 a year. Finishes include luxury vinyl plank flooring, quartz countertops, stainless steel appliances and 9-foot ceilings on the main level, with a 10-year structural warranty.

According to the builder's current materials, Lot 10 (Bryant, slab) is priced at $453,832, and Lots 11 and 12 (basement) start at $532,000. Prices and availability can change, so ask me for the latest.
Location
Pepperpike Court is at 3362 Skyland Dr in Loganville, on the Gwinnett County side near the Walton County line, close to US-78 and GA-124. Downtown Loganville and Snellville are about 10 minutes away.
