Conventional and jumbo loans
The standard way to finance a home: loans that follow Fannie Mae and Freddie Mac guidelines up to the conforming limit, and jumbo loans above it. For a primary home, a second home or an investment property.
- Buyers with W-2 or well-documented income
- Primary homes, second homes and investment properties
- Higher-priced homes that need a jumbo loan, common in California and north Fulton
- Homeowners refinancing an existing conventional loan
How it works
A conventional loan is not backed by a government agency. In 2026 a loan up to $832,750 for a one-unit home, or up to $1,249,125 in high-cost counties, is a conforming loan that can be sold to Fannie Mae or Freddie Mac. Above that it is a jumbo loan, with its own guidelines.
With a smaller down payment you may pay private mortgage insurance (PMI). Unlike some government loans, PMI on a conventional loan can be removed once you have enough equity.
You can compare fixed and adjustable rates, temporary or permanent rate buydowns, and, for eligible loans, an appraisal waiver.
FHA and VA loans are also available for buyers who qualify.
A pre-approval based on your documents is much stronger in an offer than a quick prequalification.
