Builder leaseback: 3 years, plus 2 more if you choose, at 5% net a year
Deluxeton is offering buyers a three-year leaseback with a 5% net annual return, and when it ends you can sign on for two more years. During the leaseback the builder pays the HOA dues, property tax and insurance, and you do not need to find a tenant.
Terms are set by the builder's written leaseback agreement and may change or end. Ask me for the current agreement and incentives before you sign.
The builder is offering a three-year leaseback at 5% net a year, with the option to renew for two more years. The HOA, property tax and insurance are paid by the builder during the leaseback.
I have sold two homes in this community, and both owners bought to rent. The most recent one found a tenant with a credit score above 800 after just three days on the rental market, and the lease started on the day the new home closed. The owner had rent from day one and was very happy.
New homes are scarce on the Upper Westside. This one is close to the Chattahoochee River and Westside Park, with I-285 and I-75 nearby for Midtown, Downtown and Buckhead.

About the community
Hollywood & Main II is a community of new three-story townhomes by Deluxeton Homes in the Riverside neighborhood of Atlanta's Upper Westside. Atlanta Fine Homes Sotheby's International Realty leads sales.
Each home has about 2,000 square feet with 3 bedrooms and 3.5 baths. The first floor has a bedroom suite with a full bath and the two-car garage; the second floor is an open kitchen, dining and living level with a half bath; the third floor has the primary suite, a second bedroom with its own bath, and the laundry.
Finishes include hardwood flooring throughout except the third-floor bedrooms, 9-foot ceilings, quartz countertops, shaker-style cabinets with 42-inch uppers, a designer tile backsplash, Whirlpool stainless steel appliances and a dual-sink vanity in the primary bath. Outside, fiber cement siding carries a 30-year warranty, and the community has a professionally managed HOA.
There are no rental restrictions. According to the builder's materials, comparable townhomes in the area rent for about $2,750 to $2,850 a month.
